    If I was in charge there would be a law against this sort of sucker-punch advertising:

      Charles Keating was desperate too...But I wouldn't have given him any alack.

      Will she be there to help the poor suckers who are in Foreclosure in 3-5 years?

      That ad is written and presented to look like an article. There are people who may benefit from those types of loans...But IMO the ad is not directed at them.

      Somebody has to warn the public...Might as well be me.

          Well, it says: "If you have a strong credit profile and good income, but have limited funds to commit to a downpayment, then 100% Financing could be just right for you." That should look pretty off-putting to most people salivating through the "article".

          In the Netherlands the financer is obliged to advise you on the feasibility of your, errm, residential ambitions.

                  It's not too bad...about 40,000 people. Extra Property taxes but City services are good...A lot of Police, consequently they give out a lot of tickets so no California Rolls at Stop Signs and don't go over the speed limit...Also, a lot of cameras at intersections.

                  School system was good when I was there...Half the elementary schools have closed over the years as Real Estate prices have increased and kept many younger families out...But that has happened all over the Westside.

                  Location is good for a lot of things...a couple of miles from LAX and maybe 10 miles to Downtown L.A. depending on what section of the City you are in.

                  The San Diego Fwy (I-405) goes right through it...I remember when they were building the Fwy in the late 50's...But that Fwy can be bumper to bumper at all hours. Also, the Santa Monica Fwy (I-10) is easily accessible.

                  Parts of Culver City on the West end are less than 2 miles from the beach...Downtown Culver City is about 6 miles from Venice Beach.


                  Weather is mostly mild...In fact you really don't have to have A/C...I don't. And I rarely use the heat...maybe just to warm up the bedroom a little in Winter...But we never sleep w/ it on.

                  Here is a little map I made for you...sorry about the "n" in Downtown...Like any city there are different types of areas...There are some Million + homes but generally it is more middle class.

                      Ah nostalgia! I see my old stomping grounds - UCLA! Lived in Palos Verdes and unless I left at 6:15 AM for an 8:30 AM class, I was totally stuck in freeway traffic and late. My car once got accordion-pleated in stop-n-go. But the view of Catalina Island was spectacular from our swimming pool overlooking the blue Pacific. And I miss the old neighborhood and that warm sunshine. Must be time to come out there again, now that the rainy season is over. Riverbabe

                        UCLA...beautiful campus.

                        Palos Verdes...nice.

                        Rainy season...well Saturday it was 89 degrees...Last night it was pouring rain...Today it is sunny now but a nippy 58

                            They still keep cramming homes into every open space they can. Last year, I decided I'd had enough.

                            Too bad in a way... the lady and I had finally gotten our home done the way we wanted it. Speaking of... almost six months, though, and I still can't find a buyer. May end up renting it out. It's in Lomita, but right around the corner from PV. "Rolling Ranchos" they call it.

                              When I got divorced from my first wife, my son and I moved to Redondo Beach (1983) Not far...Just a coupla blocks from the pier.

                              Lomita...Known for Narbonne HS and Bo Derek...Also, they have a little railroad museum there
