If you had a substantial fixed rate mortgage, how far under your current rate would it have to drop for it to be worthwhile to refinance. How about 15yr vs. 30 yr.

Have to consider points, fees and prepayment penalties.

How many years are left on the current mortgage would enter into it too.

15 yr vs. 30 yr...I'm of the mind that I'd stretch it out...But that is not necessarily the best for each situation and goal.

Might consider tax consequences too.

Very interesting. With the numbers I put in , for $20 more per month I could knock 14 years off a mortgage by lowering the rate from 6.125 to 4.95. With additional payments to principal along the way this is something to think about. The fixed rate of 4.95% for a 15 year mortgage was talked about as being very viable Tuesday on CNBC.

Gotta be quick playing 1 min techs...Earlier QID was at 49.90 and I put in a limit of 49.94 but I was too slow...Didn't get it and it promptly went up to 50.88
