Just post your trades guys. If I don't reply or acknowledge them during the market open hours you can be sure that I have them and will enter and post them in the spreadsheet later on tonight.

This is the marketing firms first rendering of one of the two projects that I am currently building in Seaside Heights, NJ. This site is about a half block off the boardwalk and the ocean. There will be 24 units on this site. The units consist of the ground floor which is comprised of a three car parking garage, entry foyer and front entry from the front side of the building and the garage door entry from the courtyard side of the building. There is a winding drum elevator that goes from the ground floor entry foyer area to the 4th floor roof deck in approximately 58 seconds and is rated at 1200 lbs. deadweight. There is also a set of oak stairs from the same entry foyer to the first floor. The first floor contains the kitchen, dining area, and the living room and a half bathroom with a toilet and a pedestal sink. There is an 8' x 10' fiberglassed deck off the dining room on the 1st floor. The elevator stops at five positions including the ground floor, 1st floor, 2nd floor, 3rd floor, and 4th floor roof deck which is accessable from the elevator or from the stairs from the 3rd floor.

The elevator stops at the 2nd floor or you can take the stairs up from the first floor. Again the stairs are oak with oak railings and ballusters. The 2nd floor contains two bedrooms and two bathrooms. Each bedroom has it's own bathroom. The bathrooms on the 2nd floor have 38" showers with 36" European type vanities (Curved fronts) and granite tops. No tubs in the 2nd floor bathrooms.

The elevator stops the the 3rd floor or you can take the stairs up from the 2nd floor. Again the stairs are oak with oak railings and ballusters. The 3rd floor has two bedrooms, one of which is the master bedroom, and two bathrooms. The master bathroom is larger that the other 3 bathrooms and has a wall to wall European style vanity (96" wide) with two sink bowls. The master bathroom also has a jaccuzzi with all the amenities of a shower with directional and handheld sprays. All the floors in the bathrooms are marble. All the shower and jaccuzzi enclosures will be done in either ceramic tile or optional marble or granite.
The elevator and stairs continue up to the 4th floor roof deck which is about 654 sq. ft. This area is completely fiberglassed and has water and electrical facilities for a wet bar and electrical appliances. The 4th floor roof decks are made for entertaining and you have a clear unobstructed view of the ocean and the Barnegat Bay.

There are going to be three types of units. The A units are 2350 sq. ft. The B units are 2550 sq. ft. and the C units are 2850 sq. ft.

If you know of anyone who is interested in a high end 4 story townhouse with all the amenities let me know. Here is the artists rendering of the main building. There are 4 buildings on this site. One building contains 3 units. One building contains 18 units. One building contains 2 units and a single building has just one unit.
This will be a condominium association setup with 24/7 security and fenced and gated. The entire complex within the fence will be paved with Italian marble pavers. There will also be a 30' x 40' swimming pool and cabana area. Very upscale and elegant complex right on the oceanfront.

For some reason the picture didn't transfer as well as I would have liked it to. The siding colors are more of a light pale yellow/green and those stripe you see are a barn red on the bottom with a buckskin stripe directly above that. The top stripe is a deep forest green. Those parapets are standing seam heavy gauge aluminum and the smaller upper parapets are standing seam heavy gauge copper sheet. I'll try to mess around with the Paint Shop Pro to see if I can get the colors more in line with what they actually are. Very pretty building regardless.

          Ski,
Very impressive. What is the estimated date for completion ? Are those small islands I see? Do bad storms get in there often ? I've never been to New Jersey.

            Billyjoe,
The anticipated date of completion for this site is late summer or early fall of 2007. The other site is much larger and has 20 more units and that is scheduled for the following year. The other site is just now finished with the demolition. It took from mid March until about 4 weeks ago to finish the demolition to that site. We are just now starting the underground utilities and pilings for the foundations on that site.

Those aren't islands but just something the artist plugged in there. That is coming out as my principals want the ocean played up more dramatically in some fashion. On the west side there is the Barnegat Bay and the mainland beyond that.

It storms here often and when it blows hard it is nothing to get 40/50 knot winds out of the Northeast and Southeast. In the winter it blows real hard out of the west. This past week it blew pretty hard out of the northeast and almost blew my contruction trailer over while I was in it.

I held ELN because I believe the share price is being manipulated by the MM's and/or Hedge Funds. The press releases over the past couple of days have been very suspicious.

Plus, all of my indicators are indicating a possible bullish turn. If I see a downturn, I will take profits. I am encouraged by the latest Crohns news though.

Been real busy this morning guys. Not many chances to look at market. I see that HWCC is showing signs of strength.

Runner, will take a look at BTU as soon as I get a chance.

I mentioned HWCC the day before yesterday and said that I liked but was looking for it to drop to at least the 23/23.25 level. It did that yesterday and more and look at it go today. Over 24 right here.
I was in meetings this morning and missed it. It gapped up at the open and has just kept going. I could almost buy it right here at 24 or on any small pullback this afternoon. I think it goes to 25 or higher.
